Vaughan has gone from a smaller suburban municipality to one of the largest cities in Ontario in roughly thirty years, and the housing stock reflects that timeline almost perfectly. The vast majority of homes we install flooring in across Vaughan were built between the early 1990s and today, which means consistent construction practices, predictable subfloor conditions, and a market that's still very much in renovation cycle one (the original builder-grade flooring being replaced for the first time). Vaughan Communities and What's in Them

Woodbridge is the oldest part of Vaughan and has the most varied housing, small heritage homes in the historic core, post-war bungalows in the surrounding blocks, large 1990s-2000s detached homes in subdivisions like Vellore Village and Sonoma Heights, and newer infill throughout. Woodbridge is also home to a large established Italian-Canadian community, and we frequently see preference for natural stone tile in entryways and full main floors, marble or porcelain in bathrooms, and well-built solid wood staircases. Maple, north of Major Mackenzie, is mostly 1990s-2010s subdivisions. Standard new-construction conditions, concrete subfloors throughout including main floors, basements roughed-in for finishing, and hardwood or laminate on the main and second floors. The most common job we do in Maple is the original-builder-flooring upgrade: replacing the basic 3¼-inch oak strip the home came with with wide-plank engineered hardwood, or pulling the master bedroom carpet for hardwood.

Kleinburg and the surrounding rural-feel pockets, homes in and around the McMichael Gallery area, on larger lots, often custom builds, produce some of our highest-end projects. Wide-plank European white oak in the 7-inch-and-wider range, herringbone or chevron pattern installations in dining rooms or primary suites, custom-stained site-finished hardwood, and high-quality natural stone in the bathrooms. These are typically multi-week projects with significant subfloor preparation.

Concord, Patterson, and the area around the Vaughan Metropolitan Centre represent the newest layer of construction. The VMC corridor in particular is the city's first major high-rise condo cluster, and as those buildings come online and turn over to second owners, we're starting to see flooring work move into them. The technical conditions mirror Toronto condos: concrete subfloors, building-spec'd acoustic underlayment, board approval requirements. We've handled flooring in several VMC-area buildings.

Thornhill's Vaughan side has the city's pocket of 1970s-1980s housing, particularly along Bathurst and Yonge. These homes are the closest equivalent in Vaughan to Toronto's post-war stock, wood subfloors, original hardwood often hiding under carpet, layouts that homeowners frequently want to open up.

The Concrete-Subfloor Reality of New Vaughan Builds

One of the most important things to know about most homes built in Vaughan since the early 2000s: the main floor often sits on a concrete slab, not wood. This is typical of modern subdivision construction across the GTA but it surprises a lot of homeowners who expect to be able to nail down solid hardwood "because we have a basement underneath." Solid hardwood is not appropriate over concrete, it lacks the dimensional stability to handle the moisture and movement. We always confirm subfloor type during the estimate; if it's concrete, we'll be recommending engineered hardwood or LVP, both of which are designed for this condition and perform exceptionally well.

Engineered hardwood from quality manufacturers gives you the look, feel, and refinishability of solid wood with the structural compatibility for slab installations. LVP is a less expensive alternative that's now nearly indistinguishable from real wood in good lighting and is popular for finished basements where moisture is more of a concern.
