Bay Ridges, West Shore, and Liverpool are Pickering's older communities, mostly built out from the late 1950s through the 1970s. The housing is largely post-war detached and split-level, 1.5 to 2 storeys, brick or aluminum-clad exteriors, modest footprints by current standards. Inside, we frequently find original strip hardwood under carpet, sometimes in genuinely good condition where it hasn't been damaged by leaks or pet stains. Refinishing the original is usually the recommended path when it's salvageable; the warmth and character of 1960s strip oak is hard to replicate with new product.

Lake-adjacent homes in West Shore and Fairport Beach contend with elevated ambient humidity year-round. We always recommend engineered hardwood over solid for these properties and conduct moisture testing on the subfloor before any product goes down. Older homes in this area also occasionally have asbestos floor tile in basements, pre-1980 construction sometimes used it, and we coordinate with abatement professionals when needed before continuing with new flooring.

Highbush, Rougemount, Dunbarton, and the Estate-Style Communities

The 1990s and 2000s growth of Pickering produced a different kind of housing: larger detached homes on bigger lots, generally in the Highbush, Rougemount, and Dunbarton areas, with finished basements and three-car garages. The flooring work here is often whole-home: replacing the original builder-grade hardwood across the main floor and second-floor hallways, finishing the basement with LVP or carpet, occasionally upgrading the staircase with hardwood treads and risers.

Subfloor conditions in this housing era are predictable and consistent, wood subfloors on the main and second floors, concrete in the basement. This makes scope and pricing more predictable than in older or more varied housing.

The North End and the Future Seaton Community

The northern parts of Pickering, including the area around the 407 corridor and the future Seaton community, represent the next layer of growth. Seaton is a planned new community that will eventually house tens of thousands of new residents, and as construction progresses we expect significant new-build flooring work in the area. We're already serving the existing newer subdivisions in north Pickering and will continue to expand alongside the city's growth.
